How do I apply to sublease my unit?
To get approval to sublease your unit, make sure to read our sublease terms carefully HERE. This will tell you all of the nitty gritty details about the process and allows you to download the sublease form so your unit can go on market as soon as possible! Make sure to turn in the form to our main office as soon as you can! How do I find someone to sublease?
You have two options to find someone to sublease! We charge a $100 fee (deducted from your security deposit) if you find someone yourself to take over your lease. This means you can do all of the advertising and tours yourself to find someone. You can list your apartment on sites such as Facebook or Craigslist, or you can find a classmate or friend as well!
If you prefer to employ your property management team to find potential renters and do tours, there is a $250 fee (deducted from your security deposit). This may be helpful if you have to move quickly and cannot be around to show people yourself, or if you aren’t comfortable listing your apartment yourself.
If you’d like to utilize both methods of finding a subleasor, you would not be required to pay both fees. You would simply pay the fee that corresponds to the method that is successful in finding a replacement tenant to finish out the terms of the lease.
Once someone is found, they will have to apply, be approved, and pay their own security deposit. After all of this, they will be sent a lease to sign. Once the lease has been signed, you are released of your obligations to the apartment!
What can I do to get my unit rented quicker?
You can talk to your property manager about setting up a rent concession, or leasing incentive! Just decide on an amount you will offer, let your property manager know, and make sure you pay that amount through your tenant portal! Once someone signs the lease for your unit, the amount will be given to them!
What happens to my security deposit?
When you are fully moved out and a future tenant has been found, we will do a full inspection of your unit to determine if there are any charges or repairs needed. We use your move-in inspection form to help determine any deductions to your sublease. The future tenant will pay their own security deposit, so no need to worry about working out funds with them!
What do I do if I have roommates?
If you have roommates that will not be leaving, you don’t actually have to sublease! What you will be doing is actually called a roommate change. We treat all tenants within a unit as “one”, so the lease will stay the same when at least one of the original tenants stays. The security deposit will stay with the lease!
If you have a new roommate to take your place, the new tenant will fill out an application, but does not need to pay us a security deposit. The new tenant and old tenant work a deal out themselves as to how to handle the security deposit. We do not give any money to the tenant who is leaving in a roommate change.
